Public Hearing re: The Body Shop

Purpose of Public Hearing: To respond to the request that a business known as The Body Shop for Health and Wellness be granted a Conditional Use to operate at 1940 E. Michigan Avenue under Article 15, Section 9.03(W) of the Sheridan Township Zoning Ordinance. This property is located in the "LI" Light Industrial Zoning Classification.
Planning Commission present: Harold Badger (Chair), Scott Frederick, Rick Offerson, Peggy Vogt
Absent: Sally Jackson

Guests: Stephanie and Ed Haas
The meeting was opened with the Pledge of Allegiance followed by a roll call of Planning Commission members.
Agenda: A motion was made by Offerson; seconded by Frederick, to accept the agenda as presented. Motion passed unanimously.
Minutes: A motion was made by Frederick; seconded by Offerson, to approve the minutes of the June 2, 2022 meeting as presented. Motion passed unanimously.

Zoning Administrator - Martin reported he has been following up on complaints and blighted properties.

New Business: None to report
Unfinished Business: Health and Fitness Private Service Club - location Parcel 13-19-362-033-10.
Notices of this Public Hearing were mailed to residents within 300 feet of the named property and also published in The Recorder*.
Ed and Stephanie Haas were present to answer questions re: the business to be known as The Body Shop for Health and Wellness. They indicated that: (1) two uni-sex showers would be located in the back of the building. These will be secured with locks while in use to preserve privacy; (2) signage for the facility is in progress. Martin has a draft of the proposed sign. (3) a fire door with crash bars are on back order and will be installed at the rear entrance when received. This was recommended by Fire Chief Lohrke. (Note: Refer to the minutes of the June 2 meeting of the Planning Commission as Logan Haas was present and answered questions as well.) After discussion a motion was made by Vogt; seconded by Offerson, to recommend that a Conditional Use for The Body Shop for Health and Wellness as outlined above be granted upon the completion of the fire door installation, inspection by the Zoning Administrator and payment of permit fees to the Zoning Administrator. Motion passed unanimously.
Adjournment: A motion was made by Offerson; seconded by Vogt, to adjourn. Motion passed unanimously. Meeting adjourned at 7:40 p.m.
